What do I have to do to

How much CASH can I
expect to receive by selling my contract?
Exactly how much CASH you can expect depends on a number of factors. These
factors include: the amount the buyer paid in cash toward the down payment,
the amount of equity in the property, the creditworthiness of the buyer, the
type of property, the interest rate of your contract, and the length of time
you have been receiving payments. We will review your contract, taking all of
these factors into account, and make you an extremely generous CASH offer.
What if I don’t need all
the money right now?
When you sell your contract you have many various financial options for
receiving your money. You could choose to sell only a portion right now and
then receive payments again in the future or you could choose to sell just
a portion of the payment stream, and still receive part of the scheduled
payment. You could choose to sell all or part of the balloon payment, if
applicable, with any combination of the above mentioned plans. The way we
structure the purchase of your contract will depend entirely on your
immediate needs. Once we carefully review all of your choices, you can
decide which one is best for you.
How long will it take for
me to get my money?
You will usually get your money within two to three weeks. We have found
that it typically takes this long to get the appraisal, complete the title
work, and prepare all of the documents necessary to close the transaction.
Do you buy contracts
secured by all types of real estate?
We will purchase ANY type of real estate secured contract or note in the
FIRST LIEN position, or which WRAPS AROUND the first lien, on property
located in AZ, CO, ID, MT, NM, OR, UT, WA, or WY, with a MINIMUM of 5%
buyer’s equity, current payments, sales price of $15,000 or more, clear
title, acceptable buyer's credit, and is secured by ANY of the following
types of properties, subject to underwriting review: single family homes; mobile homes WITH land;
duplexes; triplexes; fourplexes; apartment complexes; hotels and motels;
farms and ranches; commercial properties (except bars or gas stations);
improved land (MUST have water/well, septic/sewer, road, AND power); and
unimproved raw land (MUST have MINIMUM of 30% buyer’s equity).
PLEASE NOTE: We DO NOT purchase contracts or
notes secured by or being operated as ANY of the following types of
properties: bars; churches; condominiums; gas stations (or ANY commercial
property with gasoline or oil); industrial properties (with ANY type of
toxic chemical); mobile homes WITHOUT land; properties in FAIR or POOR
condition; properties sold for LESS than $15,000; properties sold to non-U.S.
citizens; properties with LESS than 5% buyer’s equity; rowhouses; or
townhouses. We DO NOT lend money.
Why should I
consider selling my contract?
First, you might need the money for taxes, medical expenses, debts, college
tuition, a new home or car, a large investment, a business
opportunity, or even a well-deserved vacation. Second, you will get
a large sum of CASH which you can use for any purpose you like. Third,
you will no longer have the worry or hassle of collecting late or missed
monthly payments or the inconvenience of supplying year-end tax documents.
Will you buy my contract
as soon as I sell my property?
Yes, however in most situations we will not be able to purchase your
contract until you have received the first monthly payment, usually
scheduled within 30 days after the sale of your property. If the buyer’s
credit report shows an unsatisfactory payment record, we may have to wait
until you have received a minimum of three scheduled monthly payments, perhaps
more, to establish a positive payment history for the buyer.
